The question of the year. Why did their home sell for this much and mine hasn’t sold at all? Sometimes there isn’t always a black and white answer, but here are some strong possibilities. Sometimes tough times call for drastic measures. When I go on a listing appointment here in Lynchburg, Virginia, part of my presentation explains why my sellers should not look in the paper every week for their home. The internet is the most effective way to market Real Estate Nationwide or here in down home Lynchburg, VA. When I get the inevitable “eyebrow raise”, I simply lay out a copy of a news paper ad from Lynchburg, Virginia weekly Real Estate publication that is in every Sunday news paper circulation. Then I show my website, Hi-Def still images and HD video tours. There is no question that video tours, quality pictures, and internet marketing will sell a home sooner than a print ad. The best way to use print media is to drive traffic to your website.
Other pitfalls a lot of sellers fall victim to in a declining market is wanting to avoid commission. Many would argue that these are times to pay more commission than less. Just like anything else, you get what you pay for. Often times, what one might save in commission by finding someone to do the bare minimum to market their home, can be easily spent in mortgage interest due to marketing time.
Finally, your REALTOR. Whether in Lynchburg, Virginia, California, or Australia, you hired a professional to help you prepare your home for the market. Listen to the advice given. Pretend you are looking at your home for the first time to purchase. If it is disheveled or in disrepair, you like anyone else, will want to drastically discount your price. Take the time to give your home curb appeal. Make repairs. Make someone visualize themselves in your home.

June housing construction rises unexpectedly is the headline I just read from the Florida Association of Realtors.
Housing is normally the leader that kick starts an economy, so this was a great article to read. Even though the Lynchburg Va market has really held it’s own, I find it very exciting that outside of central virginia (mainly lynchburg) we find construction growth happening.
